Cape Cod Rentals
How to Book
A Cape Cod rentals may be booked by calling Real Estate Associates at 508-540-5545 or by using our online contact form. Our availability is up to date as far as we know, however, we often do not know true availability until calling the owner to confirm. Once your Cape Cod rental is confirmed, we will mail you two copies of the Tenant Agreement for your signature. Please return one copy back to our office, and keep the other copy for your records.
Payments
The first 50% payment, plus processing fee of $50.00, is due ten days from the date of lease creation. All checks are payable to Real Estate Associates. The second payment plus security deposit is due by May 1st.
All rentals booked after May 1st require 100% payment which is due ten days from lease creation.
Cancellations
If the tenant must cancel the lease prior to entry, a deposit return is at the discretion of the owner. If the property is subsequently rented for any part of this period, the deposit(s) will be refunded accordingly, less a 15% cancellation fee to Real Estate Associates.
Trip Cancellation Insurance
May be purchased through our office and is issued through an independent carrier: CSA Travel Protection. The premium is 6.5% of total costs. Some restrictions may apply. Please feel free to contact the carrier directly at 866-999-4018 or visit their web site at www.VacationRentalInsurance.com if you have any specific questions regarding coverage.
Linens
Normally, linens (sheets and towels) are not provided unless indicated so on a property's listing sheet. Please refer to the listing sheet for detailed information on bed sizes. All owners supply blankets and pillows for each bed.
Cleaning
At the end of the term, the tenant agrees to leave the premises clean and neat, free of all food and trash, and ready for immediate occupancy by a subsequent tenant. If there is a need for cleaning or trash pick-up after departure, it will be deducted from the security deposit.
If a tenant is charged a cleaning fee as designated on his/her lease, the premises will be neat, free of all food and trash and broom swept. A cleaner will arrive after your departure to do a more thorough cleaning for the next occupants. No extraordinary cleaning should be left for the cleaner, as there is a short window of time before the next renter's arrival. Please be courteous!
Release of the security deposit will be subject to inspection of the Cape Cod rental property for damages and cleanliness by the owner or a representative and may be held for up to sixty (60) days following departure date. The security deposit may be used for repair to property, extraordinary cleaning, long-distance phone charges caused by tenant, and a late checkout fee.
Arriving
Tenants may check in between 2:30pm and 5pm on the date of occupancy. Keys are picked up at the West Falmouth Office of Real Estate Associates located at the corner of Rtes 28A and Old Dock Road, Falmouth, MA.
No check-ins are allowed prior to 2:30pm unless previously arranged.
Once arriving at the rental property, any damages or notable conditions found should be reported to Real Estate Associates within one (1) hour of occupancy, or if arriving after 5pm, before 11am the following morning.
Departing
Tenants must check out by 10:30am on the departure date, as designated on the lease. Tenants will be subject to a "late checkout fee" if keys have not been turned in to Real Estate Associates by check out time. Please refer to your signed lease for the specific terms and conditions of your stay.
